BTU has been retained to undertake M&E maintenance and small works projects by the University across its estate for the next 5 years.

Working within a diverse portfolio of modern and heritage buildings across London, comprising offices, lecture halls, halls of residence, entertainment and leisure spaces that are in constant use by students and visitors, presents many practical and logistical challenges. BTU’s role is to keep the university buildings running smoothly.

 Scope of works

To service and maintain heating and cooling systems and to undertake small works projects as required across the University estate. Our objective is to ensure they are all running efficiently and cost effectively, optimising resources and minimising disruption. Maintaining over 1200 assets.

  • Boilers and Water Systems – domestic and commercial boiler installation, heating systems to service and maintain boiler plant and associated equipment by carrying out annual service & landlord gas safety check (where appropriate) in accordance with Gas Safety (Installation & Use) Regulations 1998.
  • Air Conditioning and HVAC Systems - to service and maintain approximately 136 various sized units spread across Goldsmiths main Campus.
  • Lightning Protection Testing - to annually test a number of Lightning Protection systems.
  • F-Gas register - updating and maintaining this to comply with regulation.
  • Ensuring all plant is maintained to optimise energy efficiency.
  • Advising on modifications that can be made to improve energy efficiency.

The University is spread over many sites in Central London. Apart from the challenge of travelling around a busy city, it is critical that works are carried out without disrupting the day to day activity of students, teaching staff and visitors.

The estate comprises a diverse range of building types - from listed buildings to modern hi-tech spaces housing everything from student accommodation to lecture theatres, restaurants, a cinema, leisure centre and even a bank.

This requires engineers to be versatile and have the skill-set and knowledge to be work within vastly different environments and on assets as different as a simple domestic boiler in student accommodation through to complex commercial boilers and air-conditioning systems.

‘We have been really impressed with how quickly BTU have adapted to working with the University. As a result of BTU’s efforts, Goldsmiths feels more confident with the type, location, condition and lifespan of all maintainable assets. We look forward to developing our relationship and sustaining a partnering approach throughout the contract period.’
